What a transaction inspection has to do
A service call fixes a problem for you. A pre-purchase inspection has to stand up in a negotiation and sometimes in front of a lender, which means the tank gets pumped so the interior is genuinely seen, the system is run so flow is observed, and a conclusion is signed.
Where a question remains after that, a dye test shows where water actually goes and a camera run shows what the line looks like. Between them there is little room left for opinion.
If a specific form is required, send it before the visit so the report goes out on it. That is covered on septic certification.
How it works
Permit, drawings and service history from the seller, so what is on site can be compared to what is on file.
Tank emptied and every component recorded while bare, which is the only opportunity to see them.
Water put through the system and the outlet observed, with dye or camera where the bed is still in question.
Condition, remaining life and anything failed, with a price against each, in a form your lawyer can use.
If the report is not clean
Most findings are specific and fixable: a collapsed outlet tee, a distribution box out of level, a filter that has never been cleaned. Each comes back with a written price, and each is small against the transaction.
Where the finding is the bed, probing usually shows how much of it still works, and a partial drain field repair is often enough. Where it is not, a replacement is quoted with the design and permit work included.
Either way you have a figure before the deadline rather than a surprise after closing, which is the entire point of booking early. Replacement ranges are on septic system cost.
