Annual inspection
Septic systems fail quietly for years before they fail loudly for a weekend. An annual check catches the parts that are drifting, while they are still a repair rather than a replacement.
What a yearly check actually finds
Nothing on a septic system announces itself. An effluent filter blinds over months and then stops flow in an afternoon. A distribution box settles a degree a year until one trench takes everything. An outlet tee corrodes from the inside and then drops off. None of those give you warning at the fixture until the day they do.
So the yearly visit is not looking for a problem, it is recording a trajectory: this filter is a third loaded, this box is out of level but still sharing, this tee has another few years. The value is in the second and third years, when the numbers can be compared. That comparison is what sets a real pumping schedule.
Where something has already gone, it comes back as a written price under septic repair, and the inspection stands on its own. Owners who would rather not track the date put it on a service contract.
How it works
Permit drawing, last pump-out date and past repairs, so we know what should be down there.
Sludge and scum depths, liquid level against the outlet, and the inlet and outlet condition.
Filter pulled and rinsed, distribution box levelled and checked, pump and alarm tested where fitted.
Bed surface walked for soft ground and odour, then a written report with photos of everything checked.
Why it pairs with a pump out
The components that fail sit below the working level: the outlet tee, the filter seat, the inlet baffle and the tank walls. In a tank at normal level they are invisible. An inspection that skips the pump out is an inspection of a lid and a lawn.
Booking both on one visit means one mobilisation instead of two, and the tank is bare at exactly the moment the camera is out. That is the pattern used on septic tank pumping, and it is also what a real estate inspection requires before anyone will sign it.
If the report needs to satisfy a lender or a municipality rather than just you, say so when booking so it goes out on the right form. See septic certification.

For owners keeping a system out of trouble.
Yearly visit takes about forty minutes: lids off, depths measured, filter rinsed, outlet checked. The report goes in a folder and the tank just works.
The annual check caught a cracked outlet tee before it let solids into the field. A cheap part, and it saved the expensive one.
They keep the previous year's readings on the sheet so I can see the trend. That is how they told me to skip a pumping this year.
Same tech three years running, and he remembered where the lids were under the hedge. Consistent, and the price has not moved.
